Lazard Portfolio Manager Sees REIT Returns of 10 to 15 Percent in 2015

Jay Leupp, managing director and senior portfolio manager at Lazard Asset Management, joined REIT.com for a video interview during NAREIT’s 2015 Washington Leadership Forum. After a solid performance for REITs in 2014, “we do think there’s still room to run” in 2015, Leupp said. “We don’t think rates are going to rise as much as most pundits,” he said. “We do still see very strong real estate fundamentals… and we still see rent growth and earnings growth tracking ahead of inflation. In our view, this adds up to a pretty good year for REITs.” Total REIT returns should be in the 10 to 15 percent range in 2015, he noted. Turning to overseas markets, Leupp said the ongoing Greek debt crisis is a “potential risk to investing in Europe,” particularly countries with large banking establishments that lend into Greece, such as Germany. Although Leupp expects Greece to ultimately stay within the eurozone, he noted that Lazard is on the lookout for buying opportunities triggered by short-term volatility in European property markets. Meanwhile, Leupp highlighted intriguing buying opportunities in other international markets, including Hong Kong. “Hong Kong really is a unique real estate market,” he said. Leupp pointed out that the country features high-quality assets and tenants, “almost permanent” demand and a strong institutional investor base. “We like valuations in Hong Kong,” said Leupp, noting that Hong Kong properties have sold off in line with broader Chinese property and equity markets. Other geographic areas of interest for Leupp include the Philippines, Thailand, Indonesia and Malaysia. “In particular, we like the dynamic we see in the Philippines and democracies that are continuing to grow that aren’t really subject to broader Chinese influence,” Leupp said. Leupp also noted that he believes some bargains exist in Scandinavia, particularly due to the fall in oil prices. Parts of London also look attractive, Leupp added. Elsewhere, Mexico is showing steady economic growth, renewed investor interest and political stabilization, Leupp said. “We think over the longer term it’s going to be very exciting,” he said. Canadian Real Estate Fundamentals “Pretty Strong,” REALpac CFO says

Nancy Anderson, CFO and vice president of the Real Property Association of Canada (REALpac), joined REIT.com for a video interview at REITWise 2016: NAREIT’s Law, Accounting and Finance Conference at the Marriott Marquis in Washington, D.C. REALpac represents Canada’s owners and managers of investment real estate. Anderson offered an overview of the health of Canada’s real estate investment market. Overall, real estate fundamentals are “pretty strong” in most regions, Anderson said. However, she pointed out that market sentiment is being tempered by economic headwinds. Those include a Canadian dollar that is trading at its lowest level in 15 years and a significant decline in oil and commodity prices, Anderson noted. Looking at specific market segments, Anderson pointed out that the retail sector has been “particularly challenging.” As a case in point, she noted that the failure of Target in Canada likely sent a note of caution to some United States retailers about entering the market. However, Anderson stressed that Canada “is a bit of a regional story,” with the Toronto and Vancouver markets still showing strength. Anderson highlighted three trends likely to influence Canadian REITs in 2016: * With REITs trading at a discount to net asset value (NAV), management teams are focused on how to grow; * REITs will continue to undertake strategic reviews; and * Succession planning. Many Canadian REITs are run by their founding CEOs, which raises “sensitive questions” about how to plan ahead, she said. Anderson also noted that a “significant” number of countries have yet to follow Canada’s lead in adopting International Financial Reporting Standards (IFRS). Those countries include the U.S., Russia, India and Japan. Anderson said this has been challenging for Canada. “We are such a small country and we are sometimes the first movers on IFRS. We have to strike out with less guidance,” she said. “Are we ever going to have global convergence? U.S. REITs Making Headway on Sustainability

Nils Kok, co-founder and director with Global Real Estate Sustainability Benchmark (GRESB), joined REIT.com for a video interview at NAREIT's headquarters in Washington. GRESB recently released the results of its 2013 survey. Kok discussed the biggest surprise from the findings. "Our biggest surprise is the continuous uptake of sustainability disclosure by REITs and funds around the world," he said. "This year the response rate continued to increase to 550 companies and funds around the world, which, again, is a substantial increase since last year. It's good to see more companies reporting, but, most importantly, we see that performance is increasing. Performance is increasing as measured by GRESB scores, but performance is also increasing as measured by reduction in energy consumption." Kok described the results with regard to U.S. REITs and sustainability practices. "U.S. REITs really seem to be leading the way when it comes to reducing energy consumption," he said. "In part of the survey, we focus on your like-for-like change in energy consumption. What we see is that on average in the U.S., the reduction between energy consumption between 2011 and 2012 is 6.8 percent. That's a big number, especially when compared to globally, where the average was 4.8 percent." Kok also talked about the use of GRESB data in the investment community. "We see more and more large institutional investors starting to use the GRESB data," he said. "Recent examples include CBRE Clarion Securities, Cohen & Steers, Townsend Group -- so large REIT shareholders and investors that are using the GRESB data in both their due diligence and their investment process." Kok shared how companies can get involved in the GRESB survey going forward. "For REITs that want to participate in the GRESB survey and the GRESB benchmark, the barrier to entry is fairly low," he said. "There's no cost involved, they can go online and download the survey, and they can log in and enter their answers and details." By Mitch Irzinski

Nelson Mills, president and CEO of Columbia Property Trust (NYSE: CXP), joined REIT.com for a CEO Spotlight video interview at REITWorld 2016: NAREIT’s Annual Convention for All Things REIT at the JW Marriott Phoenix Desert Ridge. Mills said millennials continue to impact the office sector. “There’s rigorous competition for millennial talent, and that shapes the location of the space and configuration,” Mills noted, when speaking on the leasing requirements of tenants. “We’re definitely seeing that impact our decision on the investment front and the leasing front in a big way,” he added. Columbia’s portfolio is primarily focused on San Francisco, New York and Washington, D.C. Both New York and San Francisco had “incredibly strong” leasing fundamentals in 2014 and 2015, followed by “a bit of a cooling” in 2016, according to Mills. However, “they are still two of the strongest markets in the country,” he noted. Washington, on the other hand, has been soft in recent years, “but we’ve seen new life come to that market in terms of leasing demand and absorption of supply,” Mills said. “We’re very encouraged about the prospects going forward,” he added.
