What is ASSET-BASED LENDING? What does ASSET-BASED LENDING mean? ASSET-BASED LENDING meaning - ASSET-BASED LENDING definition - ASSET-BASED LENDING explanation. This means, if the loan is not repaid, the asset is taken. In this sense, a mortgage is an example of an asset-based loan. More commonly however, the phrase is used to describe lending to business and large corporations using assets not normally used in other loans. Typically, these loans are tied to inventory, accounts receivable, machinery and equipment. Asset-based lending in this more specific sense is possible only in certain countries whose legal systems allow borrowers to pledge such assets to lenders as collateral for loans (through the creation of enforceable security interests). Asset-based lending is usually done when the normal routes of raising funds is not possible, such as the capital markets (selling bonds to investors) and normal unsecured or mortgage secured bank. This is often because the company has exhausted other capital raising options or needs more immediate capital for project financing needs (such as inventory purchases, mergers, acquisitions and debt purchasing). Asset based loans are also usually accompanied by lower interest rates, as in the event of a default the lender can recoup their investment by seizing and liquidating the assets tied to the loan. Many financial services companies now use asset-based lending package of structured and leveraged financial services. Many banks, both national investment banks (e.g. Citi, J.P. Morgan, Wells Fargo, Goldman Sachs, Morgan Stanley, et al.) and regional banks, offer these services to corporate clients. Asset-based lenders are known for taking out tombstone ads in much the same way as investment banks. An example of asset-based loan usage was when the global securitization market shrank to an all-time low during the aftermath of the collapse of the investment bank Lehman Brothers Holdings Inc in 2008. Within Europe in 2008, over 710 billion euros worth of bonds were issued, backed largely by asset-based loans, such as home and auto loans. Apart from large enterprises, many individuals and small business owners also resort to asset based lending services for raising short term finances. Service providers like Unbolted provide short term loans against luxury assets. This includes a wide range of items like vintage cars, luxury watches, wine collections and other assets of value. Most of the lenders do not conduct credit checks and disburse the loan amount within 24 hours. Asset-based lending, once considered a last-resort finance option, has become a popular choice for companies and individuals that don't have the credit ratings, track record or patience to pursue more traditional capital sources.

Over the next few minutes, we’ll take away some of the mystery of margin trading and help you decide whether it is a strategy that can help you achieve your investment goals. Margin trading is a form of borrowing that lets you leverage securities you already own to purchase additional securities, protect your account from overdraft or access a convenient line of credit. Margin trading is not designed for any specific type of customer – it may be right for any investor looking for additional leverage in their investment. Here’s an example of how it works: assume you want to buy 1,000 shares of QRS stock at $10 per share, but only have $5,000 in investable cash available. With a margin account, you can use your $5,000 in cash and borrow the other $5,000 on margin to make your purchase. Without margin – with what’s called a cash account – you would need the full $10,000 in cash to make this stock purchase. Now let’s see how a margin loan could impact your investment return. Assume the QRS stock rises in value from $10,000 to $11,000 and you sell it. You would pay back the $5,000 margin loan and realize a profit of $1,000. That’s a 20% return on your $5,000 investment. Without a margin loan, you would have invested $10,000 in cash and realized only a 10% return. While leverage is a powerful tool when the price of the security moves in your favor, it is also important to recognize the downside if the stock price falls. Let’s look at the flip side of the same example. Assume the market value of the QRS stock you purchased with margin for $10,000 falls to $9,000. Your equity – which is the value of your position minus the loan balance of $5,000 – would fall to $4,000. That’s a 20% loss from a 10% decrease in market value. Just like any loan, you will also incur interest charges that begin accruing on the date your trade settles, which is typically two days for a stock. The rate you pay depends on your outstanding margin balance – known as the margin debit balance. The rate is typically calculated using a tiered schedule, meaning the higher your debit balance, the lower the rate you are charged. You should also know that margin loans have no set repayment schedule, as long as you maintain the required level of equity in your account. Let’s shift focus to this equity requirement, along with some other important requirements for margin accounts. In order to buy securities on margin, you must also deposit enough cash or eligible securities to meet the initial margin requirement for your purchase. Typically, this is 50%, which is a requirement set by the Federal Reserve Board. Once you have started buying stock on margin, you are required to maintain a certain level of equity in your margin account. This requirement varies based on the type of security. For example, a stock generally has a maintenance requirement of 25% and is set by the New York Stock Exchange and FINRA. A brokerage firm may impose a higher requirement due to factors including, but not limited to, holding a significant portion of your account in a single security, which is known as a concentrated position. The security you are investing in must be eligible for margin in the first place, and not all securities are eligible. For example, while most stocks and fixed income securities, such as treasuries, are eligible, CDs and money markets are not. You can find out whether a security is eligible, as well as the specific margin requirements for each type of security, at https://www.fidelity.com/margin. Now we’ll put this information together and see how it all works. Margin trading entails greater risk, including but not limited to risk of loss and incurrence of margin interest debt, and is not suitable for all investors. Please assess your financial circumstances and risk tolerance prior to trading on margin. If the market value of the securities in your margin account declines, you may be required to deposit more money or securities in order to maintain your line of credit. Interest rates are going to vary in 2019 base on a lot of different factors Most importantly, whether its principal and interest interest only, owner occupied property or residential investment, interest only owner occupied, investment lending interest only there's a whole lot of other variables that come into play one of those variables are what we call LVRs, Loan to Value Ratio Whether your loan is greater than 80% greater than 70% less than 80%, greater than 70% There are all these different LVR restrictions that coming to play Getting a most suitable home loan is where a bank’s looking at on a risk by risk basis whether you’ve got plenty of equity, then you're more likely… not so much about the loan size but more to do with the loan risks Obviously having a loan of 80% or less is more than likely going to get you a more suitable product #2 Loan Structure we had a client recently who had savings in the bank account about $50K in a Bank account They also had a mortgage with an offset account We were able to show the client by reducing their owner occupied and then borrowing more on their investment property how we structured that was the key. they were able to present that to their accountant who was then able to advise them on getting better tax strategies going forward We're more than happy to work with your accountant Making sure you get your loan structure right can be the key at the very initial before you even bought the property, so getting a good strategy in place with your savings and with other debts is the key # 3 Capacity what we're seeing at the moment is that different lenders are assessing loans differently based on assessment rates, living expenses and a whole bundle of things when it comes to negative gearing and rent some are using 75% of rental income, some use 80% we’ve actually shown clients by borrowing from one bank, structuring them right then take the investment lending to another lender has increased their borrowing capacity quite significantly I'm talking $50K to $100K that can be a big difference when looking at investment properties In the capacity section, making sure you look at salary sacrificing, whether you're in the essential services if you're in the police force or a nurse a doctor or a teacher we can look at salary sacrificing differently We don't have to use the post-tax deductions We can actually use your pre-tax and post-tax deductions to increase your capacity to borrow so there's a lot of little tricky things going into 2019 when it comes to capacity #4 Living expenses Living expenses are under more scrutiny now than ever before When it comes to living expenses and things like rates, utilities, gas, insurances, life insurances, income protection car insurances, school fees, all of these will get looked at on with a lot more scrutiny going into 2019, we are even sitting down with our clients three to six months before we even apply for a loan to make sure they tidy up some of their credit facilities and they tighten up their spending Find out your month to month living expenses Go to https://www.mortgagecorp.com.au/expense-declaration

Underwriting services are provided by some large specialist financial institutions, such as banks, insurance or investment houses, whereby they guarantee payment in case of damage or financial loss and accept the financial risk for liability arising from such guarantee. An underwriting arrangement may be created in a number of situations including insurance, issue of securities in primary markets, and in bank lending, among others. The name derives from the Lloyd's of London insurance market. Financial bankers, who would accept some of the risk on a given venture (historically a sea voyage with associated risks of shipwreck) in exchange for a premium, would literally write their names under the risk information that was written on a Lloyd's slip created for this purpose. Securities underwriting refers to the process by which investment banks raise investment capital from investors on behalf of corporations and governments that are issuing securities (both equity and debt capital). The services of an underwriter are typically used during a public offering in a primary market. This is a way of distributing a newly issued security, such as stocks or bonds, to investors. A syndicate of banks (the lead managers) underwrites the transaction, which means they have taken on the risk of distributing the securities. Should they not be able to find enough investors, they will have to hold some securities themselves. Underwriters make their income from the price difference (the "underwriting spread") between the price they pay the issuer and what they collect from investors or from broker-dealers who buy portions of the offering. Once the underwriting agreement is struck, the underwriter bears the risk of being unable to sell the underlying securities, and the cost of holding them on its books until such time in the future that they may be favorably sold. If the instrument is desirable, the underwriter and the securities issuer may choose to enter into an exclusivity agreement. In exchange for a higher price paid upfront to the issuer, or other favorable terms, the issuer may agree to make the underwriter the exclusive agent for the initial sale of the securities instrument. That is, even though third-party buyers might approach the issuer directly to buy, the issuer agrees to sell exclusively through the underwriter. In summary, the securities issuer gets cash up front, access to the contacts and sales channels of the underwriter, and is insulated from the market risk of being unable to sell the securities at a good price. The underwriter gets a profit from the markup, plus possibly an exclusive sales agreement. Also if the securities are priced significantly below market price (as is often the custom), the underwriter also curries favor with powerful end customers by granting them an immediate profit (see flipping), perhaps in a quid pro quo. This practice, which is typically justified as the reward for the underwriter for taking on the market risk, is occasionally criticized as unethical, such as the allegations that Frank Quattrone acted improperly in doling out hot IPO stock during the dot com bubble. In banking, underwriting is the detailed credit analysis preceding the granting of a loan, based on credit information furnished by the borrower; such underwriting falls into several areas: Consumer loan underwriting includes the verification of such items as employment history, salary and financial statements; publicly available information, such as the borrower's credit history, which is detailed in a credit report; and the lender's evaluation of the borrower's credit needs and ability to pay. We received this question from a viewer: “Can I use funds in my IRA to purchase real estate?” In short: yes! So long as the holder of an IRA follows very specific rules, it is possible to use funds in an IRA to invest in real estate. Investors who want to use funds in their IRA will use what’s known as a “self-directed IRA.” Before starting this process, investors should meet with a real estate attorney, CPA, and their financial advisor. Like all investments, it should fit into your overall financial plan while maximizing tax efficiency. There are a number of companies that handle self-directed IRA funds. There are many rules and restrictions which make costly mistakes possible. It is imperative to work with a reputable company. You may ask: “What do I need to do?” The investor will transfer IRA funds into a separate custodian’s account. Instead of investing in the stock market, bonds, and other securities, investing in real estate is possible. One important principle to remember is that the investor cannot comingle funds. In other words, the investor may not partner personally with IRA funds. At the outset, the investor must determine whether they have enough funds in their IRA to complete the entire transaction. One exciting opportunity that many investors overlook is lending from a self-directed IRA to others who are investing real estate. An investor may be willing to pay a rate of interest that is far higher than the rate of return in other types of investments.
