In this video men's style, grooming, fitness and lifestyle expert, Aaron Marino of IAmAlphaM, AaronMarino, and Pete & Pedro is discussing product promos, how they work, and his promise to you. YouTubers have a dream to do this for a living. Once you publish your first video and get your first subscriber, it's like a 'drug' and makes you feel validated. Everyone starts in the same way -- you make a video with your perspective, you upload it, and then an audience may like or dislike it. The more that people watch, the more advertising money you can earn from YouTube. You need millions of views to even consider YouTube for as a living. CPMs (dollars per thousand views) determines how much money you make. Subscribers mean nothing in terms of dollars-and-cents; it's all views. But having a lot of subscribes increases the likelihood that others will view the channel's videos. Even with a lot of subscribers and views, you aren't making earth-shattering money or numbers. Even with Alpha's views, the money isn't game changing. If you rely solely on the Google advertising to make a living, all your eggs are in one basket. And with the demonetization of videos, it's scary! Luckily Alpha is PC, and they've haven't discussed demonetizing manscaping. The YouTubers sell merchandise and products. Buying a YouTubers merchandise and products can support them, because a lot of time, they don't have the opportunity to publish sponsored videos. Some channels have more advertising opportunities than others, and integrating a brand / product into a video can be tricky. Alpha's smart move was to gravitate from strictly men's style to men's lifestyle. He can talk about anything related to men's lifestyle now. Audiences can retaliate! But not Alpha's. Why? When a product is out of left field, audiences will let the content provider know. But for Alpha, he's in the business of talking about men's issues. As a result, he gets approached by some really cool brands, and he can be incredibly selective & promote brands he really loves. The brands come to Alpha because they're willing to take a chance: (1) Alpha has to love the product, (2) they have to have a budget, and (3) they have to have the inventory. Alpha's YouTube videos produce traffic, and he loves looking with the small companies (like Anson Belt and Buckle). That is so incredibly cool for Alpha -- being able to partner with a company that believes in him! Alpha takes showcasing these products incredibly serious. Alpha will never promote what he doesn't believe in -- you may not necessarily love it -- but that doesn't mean that he doesn't think it's a great product. Keep in mind his audience is all over the place in regard to age, budget, and more. So, he can't just talk about budget products, and likewise he can't just talk about luxurious things. Money, money! And legal stuff... So how much money does a YouTuber make for a sponsored video? Per promotion, it's all over the board depending on the channel and the company. Not everything that Alpha talks about is a promotional item, unlike a lot of big YouTubers. Alpha gets bothered that big YouTubers are not disclosing the sponsored products that they show and talk about it. First, it's not legal - you have to disclose it orally, printed on the screen, and listed below the video. Also, all the way around it's a disservice to hide it -- own it! Just make sure it's not shit!

Pre selling and Payment Terms | Tiege Hanley VLOG 24 | Starting A Business & Building A Brand

09:09
Tiege Hanley http://www.tiege.com Pre-Selling and Payment Terms - 024 Pre-Selling Tiege Hanley would like your input. If you were to buy something at a discounted rate in a pre-sale setting, what is an acceptable time period to receive the item(s)? Kickstarter is an example where you have to wait 3 - 4 months after putting money down to receive the product. Tiege Hanley is considering a 'soft launch' and would like to know what time period, in your opinion, is acceptable.. They may not do one, but are discussing it and would love your continued input. How Much Money Is Needed to Start-Up? The amount of money needed is a tough question, because every business is different and every scenario is different. So, after the question posed from last week about how much money is needed before starting a business, Aaron is providing further commentary. Payment Terms Payments terms are an aspect that needs to be considered in regard to money needed for start-up. They are the payment rules imposed by suppliers on their customers and are the conditions under which a supplier completes a sale. Payment terms can apply to any party in the sale, from the wholesaler to the individual consumer. Payment terms are imposed to ensure that payments are received by suppliers within a reasonable period of time. Discount terms may be allowed in order to accelerate cash collections. The payment terms cover: ++ When payment is expected ++ Any conditions on that payment ++ Any discounts the buyer will receive Common Payment Terms A business can negotiate payment terms. For example, if you have a manufacturer producing your product, you could negotiate a deposit of 50% up front then 30 - 90 days to repay the balance. Cash Flow Is Critical Variables arise that aren't anticipated which is actually the norm as opposed to the exception. Sometimes credit cards can be used, but they often have a high interest rates. Using credit cards is okay if the balance is paid off or for simply access to cash or credit which is great for a start-up. Take Away If the business is still trying to sustain after 6 months to 2 years down the road, you may need to reevaluate and make some hard decisions. A business needs enough cash to keep operations going. Payment terms are a way to manage available cash as cash flow is critical to a business's success.

8. Theory of Debt, Its Proper Role, Leverage Cycles

01:15:17
Financial Markets (2011) (ECON 252) Professor Shiller devotes the beginning of the lecture to exploring the theoretical determinants of the level of interest rates. Eugen von Boehm-Bawerk names technical progress, roundaboutness, and time preference as the crucial factors. Professor Shiller complements von Boehm-Bawerk's analysis with two of Irving Fisher's modeling approaches, the view of the interest rate as the equilibrium variable in the savings market and the perspective of simple Robinson Crusoe economies on the determination of interest rates. Subsequently, Professor Shiller focuses his attention on present discounted values and derives the price for discount bonds, consols, annuities, as well as corporate bonds. His treatment of the term structure of interest rates leads him to forward rates and the expectations theory of the term structure of interest rates. At the end of the lecture, he offers insights on usurious loan practices, from ancient times until today, and describes the improvements in consumer financial protection that have been made after the financial crisis of the 2000s. 00:00 - Chapter 1. Sydney Cost of Living Is Expensive

08:07
Due to rising cost of living spurred on by the over-inflated housing market, Sydneysiders are giving up on the Sydney dream. Sydney has become too expensive for the average Australian. According to the Economist, Sydney is the tenth most expensive city to live in in the world — by far the most expensive Australian city — and is ranked as more expensive than every single city in America. So what are Sydneysiders saying? Well, a lady by the name of Priscilla Meyer and her young family are giving up on the Sydney dream. She has been living with her husband and toddler at her mother’s house for the past three years in the suburb of Parklea. Parklea is about 1½ hours from the CBD, depending on how you travel. Due to high property prices and rising cost of living, Priscilla and her family are looking to buy in Melbourne, Victoria, where they can get a house an hour's drive from the CBD for under $500,000. Another Sydney resident, David Boyd, was once a high-flying banker. But everything went south when he lost his job during the 2008 global financial crisis. He struggles to find enough money to provide the basics for his 10-year-old daughter, Kali. He’s currently receiving Centrelink payments, but they’re simply not enough. Almost three quarters of his payments are swallowed up paying the rent for his small two-bedroom flat that he shares with his daughter in Penshurst in Sydney’s south. His daughter has a skin condition and requires special serums and oils, but these are not covered under the Australian Government’s Pharmaceutical Benefits Scheme as they are non-prescription. In March, there will be state elections in New South Wales and parties are making lots of campaign promises to improve housing affordability. But according to the head of the NSW Council of Social Service, Joanna Quilty, these measures will simply not help the people who need help the most. The New South Wales economy is actually booming at the moment, but public housing is severely lacking. There were 60,000 people waiting for public housing at the end of last financial year, and Ms Quilty has been trying to urge the State Government to do something about it. With regards to the Federal Government, she states that they really have the power to improve these people’s lives through increased Centrelink payments. At the Federal level, the Australian Labor Party is promising a review of welfare payments if elected, but has not committed to increasing them. The current government says its focus is on helping unemployed people move into the workforce, but obviously, for a person in the 50s or 60s, this is easier said than done. Ms Quilty says that the NSW Council of Social Service have undertaken cost of living surveys stating that dental care is by the far most unaffordable essential item. Priscilla Meyer’s mother, Allison Williams, thinks that her daughter's generation are more financially stretched than when she was a young parent. Associate Professor Ben Phillips from Australian National University's Centre for Social Research & Methods said that NSW standards of living started to plateau around 2013. Both major parties are making campaign promises to help out cash-strapped Sydneysiders. The Berejiklian Government have been rolling out various schemes such as $300 baby bundles, and free car registration to those who spend $25 or more per week on Sydney toll roads. The State Opposition are promising to give school children free bus travel, and provide solar panel rebates if elected. I’d like to finish with a breakdown of what the average Sydneysider actually spends their money on. Between 2008 and 2018, the biggest increase in spending was with medical expenses, which have increased from 2.8% of household income to 4%. The second biggest increase was with international holidays, which increased from 2.2% in 2008 to 3% of their income. Household maintenance increased from 2% to 2.7%. Childcare expenses increased from 0.8% to 1.4% of income. And the fifth biggest increase came with restaurant meals, rising from 2.8% to 3.4% of household income. Although the media have been playing up the cost of energy, which has almost doubled over the last ten years, people are actually using less. It turns out that petrol prices are lower than they were ten years ago, so not as much household income is being spent on fuel. Housing is by far the biggest expense, but it turns out due to lower interest rates, it hasn’t jumped as much as other areas. So there we go. Sydney has become unaffordable for the average Aussie. What are your thoughts? Should people just pack up and move to a cheaper city, leaving their family and friends behind? Or should people force the government to act to stop putting money before people? Or, will Sydney just crash and burn and become Australia’s next ghetto? Canadian Mortgage Terms Defined: Quickly Learn the Top 8 Common Mortgage Terms

02:55
Canadian Mortgage Terms Defined: Quickly learn the top 8 common mortgage terms used when discussing mortgages in Canada. Mortgage Tips: YourRealtyDreams.com/blog/category/mortgage/ Search ALL Vancouver BC Homes: YourRealtyDreams.com Real Estate Tips: YourRealtyDreams.com/blog/ Hi, We're Lori Pettigrew & Alan Yasin at Dexter Associates Realty in Vancouver, BC Canada, and we're pleased to share this information courtesy of Paul Tsu from 4Front Mortgages - www.4FrontMortgages.com In this video, discover the difference between a fixed mortgage vs variable mortgage, open vs closed, mortgage term vs amortization period, equity, down payments and much more! The mortgage process can be overwhelming. Knowing the key terms that are part of it can help reduce confusion and help guide your first conversation with your mortgage broker. 1. Amortization Length of time over which the mortgage will be repaid. 2. Mortgage Term Length of time that the mortgage contract conditions and interest rate is fixed. 2. Closing Costs Costs in addition to the purchase price of the home that are payable on closing day. 3. Down Payment The portion of the home price that is not financed by the mortgage loan. It must come from the buyer’s own funds or other eligible sources before securing a mortgage. 4. Equity The difference between the price for which a home could be sold and the total debts registered against it. 5. Fixed / Variable Mortgage Interest Rate A fixed rate is a locked-in rate that will not increase for the term of the mortgage. A variable mortgage interest rate can fluctuate based on market conditions, but the mortgage payment remains unchanged. 6. High-ratio mortgage / Conventional Mortgage A high ratio mortgage is a mortgage loan higher than 80% of the lending value of the property. A conventional mortgage is a mortgage loan up to a maximum of 80% of the lending value of the property. 7. Open / Closed Mortgage An open mortgage is a flexible mortgage that allows you to pay off your mortgage in part or in full before the end of the term. A closed mortgage, in some cases, cannot be paid off in whole or in part before the end of the term. In other cases, the lender may allow for partial prepayment of a closed mortgage in the form of an increased mortgage payment or a lump sum prepayment. 8. Break Penalty If you break your mortgage contract early, likely if you choose to sell your home or refinance it, you will have to pay the lender a penalty called a break penalty (also called a prepayment penalty). The amount will depend on a variety of factors including whether you chose a fixed or variable rate mortgage, the terms of your contract, and how much time is remaining on your term. Hope that helps! MMT: Taxes/Borrowing DO NOT "Pay For" Government Spending

05:09
Professor L. Randall Wray discussing government spending and taxation. From a point of logic, a government that issues its own currency must spend before it taxes, or else there would be no currency to collect. Therefore, taxes don't pay for spending, but rather spending allows the government to collect taxes. Cash is basically an IOU from the government: if you present a dollar at tax time, they agree to redeem it, and extinguish your tax obligation. When the government spends, it is the same as you writing an IOU, except that most of the private sector accepts the government's IOU and circulates it as money, while very little of the private sector accepts your IOU. This means the government can't "borrow" dollars. Borrowing your own IOU doesn't even make sense in terms of accounting. IOUs can either be created/issued or redeemed/destroyed, not borrowed by the person who issued them. The purpose of government "borrowing" is actually to sell bonds to drain reserves from the banking system, in order to allow the Fed to hit its interest rate target. More on that here: https://youtu.be/pex89N9Oqog?list=PLZJAgo9FgHWZzhpkjtMxIwZns26A0OdFz All of that only applies to a government that issues its own currency. State and local governments do not, and neither do the national governments in the European Union. They are all (basically) users of a foreign currency, which they must get before they can spend. What Caused The Global Financial Crisis?

06:00
Professor L. Randall Wray, discussing the global financial crisis in broad strokes. The economist Hyman Minsky developed a theory of financial fragility and the long-run evolution of the economy, summarized briefly as "stability is destabilizing." In the aftermath of the Great Depression, the worst banks had failed, the remaining ones were scarred by the memories of the disaster, and the government had put in place extensive regulation to ensure they behaved, and this variety of capitalism (what Minsky called "paternalistic capitalism") proved very stable. But stability is destabilizing. As time wore on and memories faded, people changed their outlook and changed their behavior. Banks took on greater risk, and fringe financial institutions (which came to be known as shadow banks) put increased pressure on the traditional banks by taking on even bigger bets. Politicians came to view financial regulation as burdensome, and academic economic theory became so far removed from reality that the models used by the top economists at the central banks didn't even allow for the possibility of a financial crisis. As a result of World War 2, government debt ballooned, and these safe government bonds served as private wealth which was leveraged in order to grow and keep full employment in the post-war era. But as fiscal policy tightened (the focus shifted from "full employment" to "balance the budget"), and real wages stagnated, further growth could only be accomplished by piling on private debt, which grew to astounding heights by the mid-2000s. These debts are liabilities for the borrowers, but assets for the holders, and so the huge increase in debt meant huge increases in financial wealth for the top 1%, and all this money needs to be managed, hence Minsky's term "money-manager capitalism." Important changes were also happening to the way financial institutions were operating. The mid-century bank business model consisted of issuing deposits (bank money) in order to finance purchase of mortgage notes from borrowers, which the bank would then hold and collect the interest income. But to evade regulations, compete with shadow banks, and avoid a potential adverse change in the interest rate, banks shifted to a new much more fragile business model. In the new model, banks would make loans with the intent to package them into securities and sell them as quickly as possible, and as a result, the bank didn't care very much whether you could pay back the loan, and didn't bother to find out (which is sort of the whole point of having banks). Other institutions would then issue short-term or even overnight debt to yet other financial institutions, in order to finance their purchase of these packages of mortgages. These mortgage-backed securities would then be carved into sections and sold to yet other financial institutions. As a result of all of this, debt between financial institutions rocketed upward. All of this private debt makes the system increasingly fragile, leading to what Minsky called "Ponzi finance." If you are dependent on your income to be able to make your debt payments, then an unexpected fall in income could force you to default. If your creditors were counting on your debt payments to be able to make their own debt payments, then now they are forced to default as well. And so on. The result is a ripple of contagion, leading to bankruptcies, fire-sales of assets, and possibly bank runs. As financial institutions stop lending or even close down, normal business investment falls, and the result on Main Street is unemployment and people losing their homes. To get more detail on the causes of the crisis and the long-run evolution of the financial system, as well as suggestions for what to do about it, read Wray's book on Minsky's work, entitled "Why Minsky Matters": https://www.barnesandnoble.com/w/why-minsky-matters-l-randall-wray/1121862471;jsessionid=4B1D3C3E49A1D26A8E0657B1BB975EDC.prodny_store02-atgap08?ean=9780691178400#/ Watch the whole video here: https://www.youtube.com/watch?v=yFSKaCRpL-s Follow Deficit Owls on Facebook and Twitter: https://www.facebook.com/DeficitOwls/ https://twitter.com/DeficitOwls And follow our sister page, Modern Money Memes: https://www.facebook.com/ModernMoneyMeme/ https://twitter.com/ModernMoneyMeme

Criminal Attorney pricing- plea bargain versus fighting your case

08:03
*The offer in this video is for the limited time between Jan5, 2018 and Feb15, 2018.It is for any state charged Misdemeanor or Third Degree Felony cases. The case must be in Palm Beach County Main Court house. You must provide a legitimate price quote from any Palm Beach County Attorney, competitor, and I will meet or beat the price. There are no depositions. There is no fighting the charge. There will be only one continuance. The client/defendant must be eligible to enter a Pre-Trial Intervention Agreement or Deferred Prosecution agreement or be willing to plead guilty to the crimes charged in an effort to resolve their criminal case. This is referred to as Plea bargaining or resolving your case.Plea bargaining can mean several things: a) Deferred Prosecution Agreement, b) PTI, c) pleading guilty to the crimes charged, d) admission to a VOP charge. If eligible on a misdemeanor charge most defendants will want to seek a deferred prosecution agreement wherein they are required to complete certain tasks during a set amount of time in exchange for dismissal. If successful the state prosecutor would dismiss the case. Not all defendants will be eligible nor will all misdemeanors be eligible for Deferred Prosecution.Pre-Trial Intervention Program or PTI is similar to deferred prosecution but applies to third degree felony cases. The conditions tend to be more involved and the length of time is significantly longer as most programs are one to two years in length. A PTI program may be 18 months and require a theft class, drug classes, evaluations, no contact with victim, community service hours, restitution payments, etc.Successful completion of PTI results in a dismissal of your case.Pleading guilty to the charges involves acknowledgment and admission of your guilt to the court.Individuals that are alleged to have committed crimes that are not eligible for a DPA or PTI may want to plead guilty and resolve their case. Individuals that are not eligible based on their prior criminal history or lack of victim consent may plead guilty to the charges to reduce the amount of probation or incarceration they receive. The goal in plea bargaining is to not receive the maximum punishment but come to an agreement wherein the defendant admits culpability and is given a lesser punishment.Admission to Violation of Probation (vop)-Plea bargaining a VOP means admitting the violation and negotiating with the prosecutor or judge regarding the punishment. You admit you violated your probation and are punished for the violation.Plea bargains can result in conviction and incarceration. This is an effort to provide legal representation at a reasonable fee to those that meet the criteria above. For more details call 561-746-7076 *Every case is different. Table of Contents: Summary of Bundled Payment Programs 1:43 What is Bundled Payments for Care Improvement (BPCI) Advanced? 12:04 Data Sources and Organizational Diligence 34:57 Operationalizing Bundle Success 51:57 Learn how to use bundled payments to enhance your organization’s overall network and population health management value. In January, CMS announced the Bundled Payment for Care Improvement Advanced “BPCI Advanced” program, initiating renewed interest in a total cost of care payment model for specific episodes of care. Regardless of your organization’s current decision to participate, it’s important to understand how bundled payment programs have the ability to significantly decrease your internal costs, broaden your revenue opportunities, and improve patient outcomes across specific populations. The Center for Medicare and Medicaid Innovation’s newest iteration of bundled payments provides another tightly-defined program that allows organizations to scale Population Health Management. Best practice suggests that tactical interventions to assess clinical variation, implement strategic care redesign programs, and to adjust care management-facilitated patient stratification models are important to be successful with bundled payments – so knowing how to implement them is crucial. One organization’s savings is another’s income and without making overhead allocation changes, bundled payments may reduce revenue that has been critically important to maintain hospital profitability. View this webinar to learn: • What is new with bundled payments • The ramifications bundles can have across organizations • Leveraging data and strategic analysis to identify opportunities for bundled payment success • Operationalizing successful care program tactics to be successful in bundled payment contracts Leading out in this webinar, Jonas Varnum, MHSA, is a Health Catalyst population health management consultant with demonstrated expertise delivering payment model transformation and helping providers and payers to strategically adjust their operations based on new bundled payment contracting practices.

Joseph Stiglitz: "The Price of Inequality" | Talks at Google

Joseph Stiglitz, Nobel Memorial Prize in Economic Sciences recipient (2001) , visited Google on June 12, 2012 to talk about his new book THE PRICE OF INEQUALITY: How Today's Divided Society Endangers Our Future. Check out his Vanity Fair article (http://goo.gl/u40jE), which he starts out with: "The 1 Percent's Problem "Why won't America's 1 percent—such as the six Walmart heirs, whose wealth equals that of the entire bottom 30 percent—be a bit more . . . selfish? As the widening financial divide cripples the U.S. economy, even those at the top will pay a steep price."

Metal Pay AMA Live Stream w/Marshall Hayner CEO

54:39
Live stream AMA with Marshall Hayner, CEO of Metal Pay, one of the best performing ICOs of 2017. Metal is a blockchain-based system utilizing Proof-of-Processed-Payments to identify users, rewarding them for converting legacy fiat currency into cryptocurrency. It is a system similar to bitcoin but with a user-friendly interface and front-end that is similar to Venmo, Square or PayPal. Metal can act as a bridge to bitcoin or any cryptocurrency available. Many small businesses across the world prefer to only accept cash. However, in an increasingly cashless society, refusing to accept digital and card payments can be problematic. Put simply, Metal believes cash only businesses can benefit by adopting cryptocurrency as a new new form of cash, as cryptocurrencies possess many of the same properties particularly around privacy, censorship resistance and fungibility. In order to bring digital payments into a world that utilizes blockchain-based technology over some traditional banking rails, Metal expects to save consumers 4-5% on all purchases. Andrew Yang, Presidential Candidate, and His Universal Basic Income Promise

08:02
It could be argued that many American citizens have lost hope. Some towns are riddled with unemployment. Violence is rife. Gun crime in some places is out of control. Look at places like Detroit and Baltimore — some of the highest murder rates in the United States. Some people have turned to opioids to ease the pain. Places like Huntington in West Virginia have been ravaged by heroin. Something has gone wrong in the United States. With a US presidential election coming up in 2020, it’s only natural that some of the candidates are trying to fix this mess. Andrew Yang is one of those candidates. From his Yang2020 campaign website, he states, “I’m Andrew Yang, and I’m running for President as a Democrat in 2020 because I fear for the future of our country. New technologies – robots, software, artificial intelligence – have already destroyed more than 4 million US jobs, and in the next 5-10 years, they will eliminate millions more. A third of all American workers are at risk of permanent unemployment. And this time, the jobs will not come back.” Yang is running on one major idea that he says will level the playing field in America — universal basic income. That is, giving money to all Americans, no strings attached. “Universal Basic Income (UBI) is a form of social security that guarantees a certain amount of money to every citizen within a given governed population, without having to pass a test or fulfil a work requirement. Every Universal Basic Income plan can be different in terms of amount or design. Andrew Yang is running for President as a Democrat in 2020 on the platform of Universal Basic Income. The UBI he is proposing for the United States is a set of guaranteed payments of $1,000 per month, or $12,000 per year, to all U.S. citizens over the age of 18. Yes, that means you and everyone you know would get another $1,000/month every month from the U.S. government, no questions asked.” I know what many of you may be asking — How would America pay for such a scheme? Yang proposes that there will be four souces to pay for the proposed UBI. They are, 1. Current spending. We currently spend between $500 and $600 billion a year on welfare programs, food stamps, disability and the like. This reduces the cost of Universal Basic Income because people already receiving benefits would have a choice but would be ineligible to receive the full $1,000 in addition to current benefits. 2. A VAT. Our economy is now incredibly vast at $19 trillion, up $4 trillion in the last 10 years alone. A VAT at half the European level would generate $800 billion in new revenue. 3. New revenue. Putting money into the hands of American consumers would grow the economy. The Roosevelt Institute projected that the economy would grow by approximately $2.5 trillion and create 4.6 million new jobs. 4. We currently spend over one trillion dollars on health care, incarceration, homelessness services and the like. We would save $100 – 200 billion as people would take better care of themselves and avoid the emergency room, jail, and the street and would generally be more functional. What are the benefits of a Universal Basic Income? UBI encourages people to find work. UBI reduces bureaucracy. UBI increases bargaining power for workers UBI increases entrepreneurship UBI improves the mental health of recipients UBI helps people make smarter decisions UBI improves physical health UBI increases art production, nonprofit work and caring for loved ones UBI improves labour market efficiency because fewer workers are stuck in jobs that are a bad fit UBI improves relationships by reducing domestic violence, child abuse, financial stresses, and sources of conflict And there we go, that’s Andrew Yang’s 2020 presidential campaign in a nutshell. Some Australians might be asking, “How does this affect me?”. Well, it doesn’t directly affect you, but I can guarantee you if America implements a universal basic income, Australia will soon follow suit. It will be like a domino effect around the world. Anyway, feel free to check out Andrew’s Yang’s Yang2020 website. I’ve got links to it below. Most of the information in this video was taken from that website. I’m hoping Andrew won’t mind as I’m trying to spread his message. Kyber Network ICO Review - Decentralized Exchange and Payment Service

25:36
In this video, I review Kyber Networks's upcoming initial coin offering. I give Kyber Network a perfect score of 100% on version one of my spreadsheet. Kyber Network, an on-chain protocol which allows instant exchange and conversion of digital assets (e.g. crypto tokens) and cryptocurrencies (e.g. Ether, Bitcoin, ZCash) with high liquidity. KyberNetwork will be the first system that implements several ideal operating properties of an exchange including trustless, decentralized execution, instant trade, and high liquidity. Besides serving as an exchange, Kyber Network also provides payment APIs that will allow Ethereum accounts to easily receive payments from any crypto tokens. As an example, any merchant can now use KyberNetwork APIs to allow users to pay in any crypto tokens, but the merchant will receive payments in Ether (ETH) or other preferred tokens. Although running on the Ethereum network, Kyber Network’s roadmap includes supporting cross-chain trades between different cryptocurrencies using relays and future protocols like Polkadot and Cosmos. Ethereum accounts will be able to safely receive payment from Bitcoin, ZCash and other cryptocurrencies via our payment APIs, through this trustless payment service. Derivatives will be introduced to mitigate the exposure to the risk of volatilities for the users of Kyber Network Crystals (KNC) and selected cryptocurrencies. This will allow users to participate in the price movements synthetically. http://kyber.network Join My Telegram Mastermind: htto://ianbalina.com/mastermind Website: http://ianbalina.com Instagram: https://www.instagram.com/diaryofamademan/ Twitter: https://twitter.com/diaryofamademan Snapchat: https://www.snapchat.com/add/diaryofamademan #Blockchain #Cryptocurrency #Bitcoin #Ethereum DIARY OF A MADE MAN LLC IS NOT PROVIDING INDIVIDUALLY TAILORED INVESTMENT ADVICE AND IS NOT TAKING SUBSCRIBERS PERSONAL CIRCUMSTANCES INTO CONSIDERATION WHEN DISCUSSING INVESTMENTS IN ICOS. Saudi Paid For 500 Rooms At Trump Hotel In Corrupt Scheme

10:08
Lobbyists representing the Saudi government reserved blocks of rooms at President Trump’s Washington, D.C., hotel within a month of Trump’s election in 2016 — paying for an estimated 500 nights at the luxury hotel in just three months, according to organizers of the trips and documents obtained by The Washington Post. At the time, these lobbyists were reserving large numbers of D.C.-area hotel rooms as part of an unorthodox campaign that offered U.S. military veterans a free trip to Washington — then sent them to Capitol Hill to lobby against a law the Saudis opposed, according to veterans and organizers... In this video, Natali and I are sharing our experience with seller-financed properties. We’ll talk about the benefits of using seller financing, and discuss how to find and negotiate a seller-financed deal. You'll learn about why seller financing can be a beneficial agreement for both parties involved. Intro to Accounting for Operating Leases (New FASB Rules) | Intermediate Accounting | CPA Exam FAR

22:31
Like us on Facebook: https://www.facebook.com/accountinglectures Visit the website where you can search using a specific term: http://www.farhatlectures.org/ Connect with LinkedIn: https://www.linkedin.com/in/mansour-farhat-cpa-cia-cfe-macc-2453423a/ A lease is a contractual agreement between a lessor and a lessee that gives the lessee the right to use specific property, owned by the lessor, for a specified period of time. In return for this right, the lessee agrees to make rental payments over the lease term to the lessor. 3. The lessors that own property include banks, captive leasing companies, and independents. Advantages of Leasing 4. In discussing the advantages of leasing arrangements, advocates point out that leasing allows for: (a) 100% financing at fixed rates, (b) protection against obsolescence, (c) flexibility, (d) less costly financing, (e) tax advantages, and (f) off-balance-sheet financing. 5. A variety of opinions exist regarding the manner in which certain long-term lease arrange¬ments should be accounted for. These opinions range from total capitalization of all long-term leases to the belief that leases represent executory contracts that should not be capitalized. The FASB requires capitalization of lease arrangements that are similar to installment purchases. In short, lease arrangements that transfer substantially all of the risks and rewards of ownership of property should be capitalized by the lessee. Lessee Accounting - Capitalization Criteria 6. (L.O. 2) For accounting purposes of the lessee, all leases may be classified as operating leases or capital leases. For a lease to be recorded as a capital lease, the lease must be noncancelable and meet one of the following four criteria: a. The lease transfers ownership of the property to the lessee at the end of the lease. b. The lease contains a bargain-purchase option. c. The lease term is equal to 75% or more of the estimated economic life of the leased property. d. The present value of the minimum lease payments (excluding executory costs) equals or exceeds 90% of the fair value of the leased property. If the lease meets none of the four criteria, the lease should be classified and accounted for as an operating lease. 7. A bargain purchase option is a provision allowing the lessee to purchase the leased property for a price that is significantly lower than the property’s expected fair value at the date the purchase option becomes exercisable. The 75% of economic life test is based on the belief that when a lease period equals or exceeds 75% of the asset’s economic life, the risks and rewards of ownership are transferred to the lessee and capitalization is appropriate. The reason for the recovery of investment test (90%) is that if the present value of the minimum lease payments are reasonably close to the market price of the asset, the asset is effectively being purchased. A major exception to the 75% and 90% rules is when the inception of the lease occurs during the last 25% of the asset’s life. When this occurs the 75% and 90% tests should not be used. Capital Leases for Lessees 8. Under the capital lease method, the lessee treats the lease transaction as if an asset is being purchased over time (installment basis). For a capital lease, the lessee records an asset and a liability at the lower of (a) the present value of the minimum lease payments during the term of the lease or (b) the fair value of the leased asset at the inception of the lease. In determining the present value of the minimum lease payments, three important concepts are involved: (a) minimum lease payments, (b) executory costs, and (c) the discount rate. 9. Minimum lease payments include (a) minimum rental payments, (b) any guaranteed residual value, (c) penalty for failure to renew or extend the lease, and (d) any bargain- purchase option. Minimum rental payments are the minimum payments the lessee is obligated to make to the lessor under the lease agreement. A residual value is the estimated fair value of the leased property at the end of the lease term. The guaranteed residual value is (a) the certain or determinable amount at which the lessor has the right to require the lessee to purchase the asset, or (b) the amount the lessee or the third-party guarantor guarantees the lessor will realize. This allows the lessor to transfer the risk of loss in the fair value of the asset to the lessee. 10. If the lessee guarantees the residual value, the present value of this residual value should be reported as part of the lease liability. If a bargain purchase option exists instead of a guaranteed residual value, the lessee should increase the present value of the minimum lease payments by the present value of the option price. In both the guaranteed residual value and the bargain purchase option cases, the lessee is committed to making these payments, and therefore the payments should be reported as an increase to the lease
Hard Money Lenders in PA - Discussing Hard Money Lenders

Hard Money Lenders in PA → http://rehabfinancial.com ✔ Find out about hard money lenders in pa - who is lending and what the terms are for rehab loans and hard money loans. Susan from Rehab Financial Group, LP mentions some helpful tips for real estate investors. Are there additional fees that come along with rehab loans? What about title company fees, transfer tax, and points? Learn how a rehab loan is structured with RFG. Rehab loans can be used by real estate investors to finance the purchase and renovation costs of a property. Rehab Financial Group, LP is a rehab and private money lender, lending in PA, NY, DE, CT, & VA. We will finance 100% of the purchase price and rehab costs, up to 65% of the after repaired value. Transcript: "There are many hard money lenders located in Pennsylvania, or who lend in Pennsylvania and we are, we don't consider ourselves hard money, although hard money and private money, which is what Rehab Financial Group considers itself. They share many similarities but they have several differences. One of the biggest differences is that the traditional hard money lender will only be looking at the underlying asset or the collateral. Private money or Rehab Financial Group specifically, we look to the total loan package, which is the borrower and the borrower's credit worthiness and ability to repay, as well as the value of the underlying asset and both are equally important. The issue is with hard money lending that they may not, those other lenders, may not be too concerned with the borrower's ability to repay and therefore it's a very sad situation when a borrower has taken a loan from a traditional hard money lender with the expectation that they would make money from it and they frequently put in significant amount of their own cash and certainly an amount of their own effort and time and they end up loosing the property because of an inability to make the periodic payments due. And we try to avoid that at Rehab Financial Group by fully underwriting the borrower first and making sure that the borrower has the financial wherewithal to repay the loan. We then look at the collateral as the secondary means of repayment. But it is our goal that the borrower would be able to make the periodic monthly payments and sell the property or refinance the property and pay off the loan so that the borrower makes money too. And in the end, Rehab Financial Group is only going to be as successful as it's borrowers are." For additional questions, please visit http://rehabfinancial.com or call 877-643-9066. Thank you! How Gold Goes to $5,000

Subscribe to stay up to date with the latest videos ► https://www.sbry.co/suBiH Episode 49 – How Gold Goes to $5,000 What happens when 15% of the largest companies in America can no longer afford the interest on their debts? As the Federal Reserve pushes interest rates past 3%, Porter makes the case that we could see investors pulling out of the stocks to put money back into the safety of government bonds. Is this how the air comes out of the current bull market in equities? Extreme Value analyst and editor Dan Ferris joins the show to talk about how to spot the next “$6 Amazon Moment”, how his value investing style has changed in an overheated market, and what could usher in the next “Golden Age of Value Investing.” Porter asks Dan to explain the first thing he looks at when evaluating a beaten down stock and reveals a scenario for $5,000 gold that doesn’t sound outlandish, at all. A listener writes in to tell Porter he’s completely backwards when it comes to position sizing with bonds, and Buck tells everyone he’s moving to “the swamp” in DC. Now Porter has a warning for people with large amounts in the stock market. 11:02 Porter revisits his No. 1 prediction for 2018, that gold would outperform Bitcoin. 15:17 Porter makes a big, bearish prediction about where stocks are headed this year. “There’s no doubt in my mind that the stock market will fall by at least 20% this year.” 20:26 Buck introduces Dan Ferris, Stansberry’s original research analyst who joined Porter in 2000 and has picked three of the top ten highest-performing stocks in the Stansberry Hall of Fame. Porter immediately quizzes him on Amazon’s fundamentals. 22:23 Porter shares the story of that time he bought Amazon stock in the late 1990s with “every penny he had saved in the world,” what he spent the profits on two years later, and how, if he’d held those shares and done nothing at all with his life, he’d be far richer than he is now. 27:18 Dan and Porter discuss the key to finding stocks like Amazon after they’ve been beaten up and left for dead. The key: You’ll want to make your move not the first, but the second or third time they hit their lows. 31:00 Dan explains why he’s taking a hard look at a sector Porter can’t fathom investing in: shipping. “You pour perfectly good capital into a gigantic machine that consumes fuel, and employees, and it rusts… and you try and make money off that?” 41:06 Buck reaches into the mailbag to pull out a question from Joe M., who calls Porter “100% bass-ackwards” on his ideas on bond investing. But Porter gets the last say. 44:57 James G. writes in to ask Porter about his American Jubilee thesis. What are his thoughts on the Federal Reserve, rather than our politicians, doing the honors for America’s debt forgiveness?
What you need to know, before getting a reverse mortgage!

07:07
Reverse Mortgages Julie Hiltsley (619) 997-5083 or email [email protected] Retire in a Home that’s Right for You A reverse mortgage is a way to turn the equity in your home into cash which is usually tax free* without having to make monthly mortgage payments. Instead of monthly payments, the loan is taken against a senior’s home equity and repaid in one lump sum when the last borrower leaves the home. As part of the loan, the borrower is required to continue paying property taxes, insurance and maintenance (and HOA fees, if applicable). These loans can potentially help seniors gain financial independence from increasing living expenses. Reverse Mortgage Eligibility One borrower must be 62 years or better Own your home and have equity Home is required to be your primary residence (live in your home 6+ months per year) Property must be a single-family home, 2- to 4-unit dwelling or FHA-approved condo For a home purchase, you must have an adequate down payment for your new home based on your age* *Not available in all areas. Please contact your Fairway reverse mortgage planner for more details. No credit score requirements, some income and credit qualifications apply to ensure you have the ability to pay taxes and insurance Potential Advantages of a Reverse Mortgage Receive money from your home equity which is usually tax free.* A reverse mortgage makes payments to you from your accumulated home equity, which may enhance and extend your retirement goals. You can receive your money in a lump sum, line of credit, monthly payment or a combination of all three. However, if you choose a line of credit, you may have the option of paying down the line if you want to have less cash and increase your equity. * This information does not constitute tax advice or financial planning advice. Please consult a tax advisor for tax advice and a financial planner regarding enhancements to retirement plans. Eliminate your monthly mortgage payment. With a reverse mortgage, you will not be required to make a monthly payment during your lifetime as long as you live in your home, pay taxes and insurance, and maintain the home (and pay HOA fees, if applicable). Never owe more than what the home is worth.* When you permanently move out of your home, whether you sell it or pass away, neither your estate nor your heirs are responsible to pay the deficit if the balance owed on your reverse mortgage exceeds the home value. If your heirs want to keep your home, they can purchase it for 95% of the current appraised value. *There are some circumstances that will cause the loan to mature and the balance to become due and payable. Borrower is still responsible for paying property taxes, insurance and maintenance (and HOA fees, if applicable). Credit is subject to age, property and some limited debt qualifications. Program rates, fees, terms and conditions are not available in all states and subject to change. Bridge the Medicare gap from age 62 to 65. Many seniors delay retirement until they are 65, because they cannot afford to pay for their health insurance before Medicare kicks in. By utilizing proceeds from a reverse mortgage, you can avoid paying income tax on money drawn from your IRA or other accounts to help keep your retirement funding plan* in place without diminishing your current assets. *This information does not constitute financial planning advice. Please consult a financial planner regarding enhancements to retirement plans. Delay Social Security payments to increase monthly income.* Since proceeds from a reverse mortgage do not count toward your income, you can delay taking money out of your IRA and avoid paying additional penalties and/or taxes. If you have not drawn Social Security yet, you should consider discussing this with your financial and tax advisors. *This information does not constitute tax or financial planning advice. Please consult a tax advisor and/or financial planner regarding your specific situation. Pay for long-term care expenses. With the proceeds from a reverse mortgage, you could purchase long-term care insurance to handle these expenses without losing your home in the process To learn more about reverse mortgages, please contact your local Fairway reverse mortgage planner. *********************************************************************** HOCOA Your Home Repair Network = Less Stress for Homeowners What homeowner has not experienced the frustration of trying to find reliable, insured, quality service providers to care of their needs, from the front door to the back door & everything in between? Is 20% down payment my best option? | Mortgage Mondays #25

02:39
https://www.mattthemortgageguy.com 916-529-7600 Matt the mortgage guy, mortgage Mondays episode 25, where I answer the question, do I always want to put 20% down. Mortgage Mondays episode 25 this is Matt the mortgage guy wanted to make a quick video to discuss where or not you should always be putting 20% down on a mortgage transaction. I've come across this quite often, so I thought I'd make a video of a few scenarios the past couple of months where it truly didn't make sense for the clients to put 20% down and I'll give you an example to kind of illustrate this. you know somebody that's got 70 thousand to their name that's all the money they have is buying a 300 thousand dollar house. Now for them to put 20% down plus closing costs to purchase new house they would basically use up all the funds to their name in order to get a new house. and because somebody says, you got to put 20% down, avoid paying mortgage insurance, you know they'll put themselves in a really tough spot, in my opinion having no money in the bank to avoid paying mortgage insurance. Through talking with me, I advised this couple which they went ahead with putting 10% down they still got a great conventional mortgage they're paying 47 dollars a month in mortgage insurance. Now that's something they wouldn't pay if they put 20% down but in their case that's 35 thousand in the bank with a pregnant wife kid number 2 on the way a brand new house, far out weighs the 47 dollars a month their going to spent on the mortgage insurance and they agreed so that's how we structure their loan so, I wouldn't always assume you should've put down the maximum there's other things to factor in whether not you've got your emergency fund or if something goes wrong, and things in that nature. So, fairly easy scenarios to run, and I encourage you to reach out if your thinking about purchasing, we can run scenarios for 3 and a half percent Down, 5%_down, 10% down, 20% down and really weigh the pros and con's of each Matt the mortgage guy, mortgage Mondays. This episode I talk about whether or not 20% down is the best option. In many cases the borrower needs to consider having an emergency fund and putting less emphasis on all thier money towards the home purchase. Like most mortgage questions this is very scenario specific and is worth discussing over with your mortgage professional. #20%down #SacramentoMortgage #DirectLender #SacramentoLoans #MortgageMondays #MattTheMortgageGuy #SacramentoLender #DownPayment

What is a Triple Net Lease?

04:14
A property with a triple-net lease offers some advantages associated with a traditional real estate investment, such as appreciation and tax benefits, but many investors prefer triple-net leases because the leases allow them to avoid management responsibilities, making them a great investment for foreign owners. Also due to the fact that these leases are fairly stable investments, banks may offer sweeter terms, such as lower mortgage rates and down payments, than they give other types of real estate ventures.

Value-Based Pricing: Panacea, Building Block, or Pipe Dream?

01:05:04
This presentation will discuss value assessment—including the use of cost-effectiveness and budgetary impact analyses in decision-making—and will contrast approaches taken in other high-income countries with those in the United States. Daniel Ollendorf will touch on what is included in the umbrella term “value-based pricing,” and will discuss under what circumstances various approaches to negotiation, such as outcomes-based contracting, amortized payments, and negotiated discounts, may or may not be value based.
