If you were to buy something at a discounted rate in a pre-sale setting, what is an acceptable time period to receive the item(s)? Kickstarter is an example where you have to wait 3 - 4 months after putting money down to receive the product. Tiege Hanley is considering a 'soft launch' and would like to know what time period, in your opinion, is acceptable.. They may not do one, but are discussing it and would love your continued input. How Much Money Is Needed to Start-Up? The amount of money needed is a tough question, because every business is different and every scenario is different. So, after the question posed from last week about how much money is needed before starting a business, Aaron is providing further commentary. Payment Terms Payments terms are an aspect that needs to be considered in regard to money needed for start-up. They are the payment rules imposed by suppliers on their customers and are the conditions under which a supplier completes a sale. Payment terms can apply to any party in the sale, from the wholesaler to the individual consumer. Payment terms are imposed to ensure that payments are received by suppliers within a reasonable period of time. Discount terms may be allowed in order to accelerate cash collections. The payment terms cover: ++ When payment is expected ++ Any conditions on that payment ++ Any discounts the buyer will receive Common Payment Terms A business can negotiate payment terms. For example, if you have a manufacturer producing your product, you could negotiate a deposit of 50% up front then 30 - 90 days to repay the balance. Cash Flow Is Critical Variables arise that aren't anticipated which is actually the norm as opposed to the exception. Sometimes credit cards can be used, but they often have a high interest rates. Using credit cards is okay if the balance is paid off or for simply access to cash or credit which is great for a start-up. Take Away If the business is still trying to sustain after 6 months to 2 years down the road, you may need to reevaluate and make some hard decisions. A business needs enough cash to keep operations going. Payment terms are a way to manage available cash as cash flow is critical to a business's success.

In this video men's style, grooming, fitness and lifestyle expert, Aaron Marino of IAmAlphaM, AaronMarino, and Pete & Pedro is discussing product promos, how they work, and his promise to you. YouTubers have a dream to do this for a living. Once you publish your first video and get your first subscriber, it's like a 'drug' and makes you feel validated. Everyone starts in the same way -- you make a video with your perspective, you upload it, and then an audience may like or dislike it. The more that people watch, the more advertising money you can earn from YouTube. You need millions of views to even consider YouTube for as a living. CPMs (dollars per thousand views) determines how much money you make. Subscribers mean nothing in terms of dollars-and-cents; it's all views. But having a lot of subscribes increases the likelihood that others will view the channel's videos. Even with a lot of subscribers and views, you aren't making earth-shattering money or numbers. Even with Alpha's views, the money isn't game changing. If you rely solely on the Google advertising to make a living, all your eggs are in one basket. And with the demonetization of videos, it's scary! Luckily Alpha is PC, and they've haven't discussed demonetizing manscaping. The YouTubers sell merchandise and products. Buying a YouTubers merchandise and products can support them, because a lot of time, they don't have the opportunity to publish sponsored videos. Some channels have more advertising opportunities than others, and integrating a brand / product into a video can be tricky. Alpha's smart move was to gravitate from strictly men's style to men's lifestyle. He can talk about anything related to men's lifestyle now. Audiences can retaliate! But not Alpha's. Why? When a product is out of left field, audiences will let the content provider know. But for Alpha, he's in the business of talking about men's issues. As a result, he gets approached by some really cool brands, and he can be incredibly selective & promote brands he really loves. The brands come to Alpha because they're willing to take a chance: (1) Alpha has to love the product, (2) they have to have a budget, and (3) they have to have the inventory. Alpha's YouTube videos produce traffic, and he loves looking with the small companies (like Anson Belt and Buckle). That is so incredibly cool for Alpha -- being able to partner with a company that believes in him! Alpha takes showcasing these products incredibly serious. Alpha will never promote what he doesn't believe in -- you may not necessarily love it -- but that doesn't mean that he doesn't think it's a great product. Keep in mind his audience is all over the place in regard to age, budget, and more. So, he can't just talk about budget products, and likewise he can't just talk about luxurious things. Money, money! And legal stuff... So how much money does a YouTuber make for a sponsored video? Per promotion, it's all over the board depending on the channel and the company. Not everything that Alpha talks about is a promotional item, unlike a lot of big YouTubers. Alpha gets bothered that big YouTubers are not disclosing the sponsored products that they show and talk about it. First, it's not legal - you have to disclose it orally, printed on the screen, and listed below the video. Also, all the way around it's a disservice to hide it -- own it! Just make sure it's not shit!

The automobile dealer pricing model has changed. They no longer advertise prices with excess profit built into the advertised price know that the majority of it will be "negotiated away". The internet has forced the dealer to put their best price forward in order to attract phone calls, emails, and walk-in traffic. Problem is the consumer doesn't understand nor do they believe that a pricing revolution has taken place. Consequently they are negotiating like they've always like these pre-discounted prices are the "new MSRP's). Most sales team, know only how to negotiate in the traditional manner are ill-prepared for this new normal. Few sales teams understand the importance of discussing the dealership's pricing model EARLY in the transaction. The result? Profits are lower (or even absent) and the sales people are screwed once again through lack of effective training. Mortgage Mondays episode 25 this is Matt the mortgage guy wanted to make a quick video to discuss where or not you should always be putting 20% down on a mortgage transaction. I've come across this quite often, so I thought I'd make a video of a few scenarios the past couple of months where it truly didn't make sense for the clients to put 20% down and I'll give you an example to kind of illustrate this. you know somebody that's got 70 thousand to their name that's all the money they have is buying a 300 thousand dollar house. Now for them to put 20% down plus closing costs to purchase new house they would basically use up all the funds to their name in order to get a new house. and because somebody says, you got to put 20% down, avoid paying mortgage insurance, you know they'll put themselves in a really tough spot, in my opinion having no money in the bank to avoid paying mortgage insurance. Through talking with me, I advised this couple which they went ahead with putting 10% down they still got a great conventional mortgage they're paying 47 dollars a month in mortgage insurance. Now that's something they wouldn't pay if they put 20% down but in their case that's 35 thousand in the bank with a pregnant wife kid number 2 on the way a brand new house, far out weighs the 47 dollars a month their going to spent on the mortgage insurance and they agreed so that's how we structure their loan so, I wouldn't always assume you should've put down the maximum there's other things to factor in whether not you've got your emergency fund or if something goes wrong, and things in that nature. So, fairly easy scenarios to run, and I encourage you to reach out if your thinking about purchasing, we can run scenarios for 3 and a half percent Down, 5%_down, 10% down, 20% down and really weigh the pros and con's of each Matt the mortgage guy, mortgage Mondays. In many cases the borrower needs to consider having an emergency fund and putting less emphasis on all thier money towards the home purchase. In return for this right, the lessee agrees to make rental payments over the lease term to the lessor. 3. The lessors that own property include banks, captive leasing companies, and independents. Advantages of Leasing 4. In discussing the advantages of leasing arrangements, advocates point out that leasing allows for: (a) 100% financing at fixed rates, (b) protection against obsolescence, (c) flexibility, (d) less costly financing, (e) tax advantages, and (f) off-balance-sheet financing. 5. A variety of opinions exist regarding the manner in which certain long-term lease arrange¬ments should be accounted for. These opinions range from total capitalization of all long-term leases to the belief that leases represent executory contracts that should not be capitalized. The FASB requires capitalization of lease arrangements that are similar to installment purchases. In short, lease arrangements that transfer substantially all of the risks and rewards of ownership of property should be capitalized by the lessee. Lessee Accounting - Capitalization Criteria 6. (L.O. 2) For accounting purposes of the lessee, all leases may be classified as operating leases or capital leases. For a lease to be recorded as a capital lease, the lease must be noncancelable and meet one of the following four criteria: a. The lease transfers ownership of the property to the lessee at the end of the lease. b. The lease contains a bargain-purchase option. c. The lease term is equal to 75% or more of the estimated economic life of the leased property. d. The present value of the minimum lease payments (excluding executory costs) equals or exceeds 90% of the fair value of the leased property. If the lease meets none of the four criteria, the lease should be classified and accounted for as an operating lease. 7. A bargain purchase option is a provision allowing the lessee to purchase the leased property for a price that is significantly lower than the property’s expected fair value at the date the purchase option becomes exercisable. The 75% of economic life test is based on the belief that when a lease period equals or exceeds 75% of the asset’s economic life, the risks and rewards of ownership are transferred to the lessee and capitalization is appropriate. The reason for the recovery of investment test (90%) is that if the present value of the minimum lease payments are reasonably close to the market price of the asset, the asset is effectively being purchased. A major exception to the 75% and 90% rules is when the inception of the lease occurs during the last 25% of the asset’s life. When this occurs the 75% and 90% tests should not be used. Capital Leases for Lessees 8. Under the capital lease method, the lessee treats the lease transaction as if an asset is being purchased over time (installment basis). For a capital lease, the lessee records an asset and a liability at the lower of (a) the present value of the minimum lease payments during the term of the lease or (b) the fair value of the leased asset at the inception of the lease. In determining the present value of the minimum lease payments, three important concepts are involved: (a) minimum lease payments, (b) executory costs, and (c) the discount rate. 9. Minimum lease payments include (a) minimum rental payments, (b) any guaranteed residual value, (c) penalty for failure to renew or extend the lease, and (d) any bargain- purchase option. Minimum rental payments are the minimum payments the lessee is obligated to make to the lessor under the lease agreement. A residual value is the estimated fair value of the leased property at the end of the lease term. The guaranteed residual value is (a) the certain or determinable amount at which the lessor has the right to require the lessee to purchase the asset, or (b) the amount the lessee or the third-party guarantor guarantees the lessor will realize. This allows the lessor to transfer the risk of loss in the fair value of the asset to the lessee. 10. If the lessee guarantees the residual value, the present value of this residual value should be reported as part of the lease liability. If a bargain purchase option exists instead of a guaranteed residual value, the lessee should increase the present value of the minimum lease payments by the present value of the option price. In both the guaranteed residual value and the bargain purchase option cases, the lessee is committed to making these payments, and therefore the payments should be reported as an increase to the lease

MMT: Taxes/Borrowing DO NOT "Pay For" Government Spending

Professor L. Randall Wray discussing government spending and taxation. From a point of logic, a government that issues its own currency must spend before it taxes, or else there would be no currency to collect. Therefore, taxes don't pay for spending, but rather spending allows the government to collect taxes. Cash is basically an IOU from the government: if you present a dollar at tax time, they agree to redeem it, and extinguish your tax obligation. When the government spends, it is the same as you writing an IOU, except that most of the private sector accepts the government's IOU and circulates it as money, while very little of the private sector accepts your IOU. This means the government can't "borrow" dollars. Borrowing your own IOU doesn't even make sense in terms of accounting. IOUs can either be created/issued or redeemed/destroyed, not borrowed by the person who issued them. The purpose of government "borrowing" is actually to sell bonds to drain reserves from the banking system, in order to allow the Fed to hit its interest rate target. What Caused The Global Financial Crisis?

Professor L. Randall Wray, discussing the global financial crisis in broad strokes. The economist Hyman Minsky developed a theory of financial fragility and the long-run evolution of the economy, summarized briefly as "stability is destabilizing." In the aftermath of the Great Depression, the worst banks had failed, the remaining ones were scarred by the memories of the disaster, and the government had put in place extensive regulation to ensure they behaved, and this variety of capitalism (what Minsky called "paternalistic capitalism") proved very stable. But stability is destabilizing. As time wore on and memories faded, people changed their outlook and changed their behavior. Banks took on greater risk, and fringe financial institutions (which came to be known as shadow banks) put increased pressure on the traditional banks by taking on even bigger bets. Politicians came to view financial regulation as burdensome, and academic economic theory became so far removed from reality that the models used by the top economists at the central banks didn't even allow for the possibility of a financial crisis. As a result of World War 2, government debt ballooned, and these safe government bonds served as private wealth which was leveraged in order to grow and keep full employment in the post-war era. But as fiscal policy tightened (the focus shifted from "full employment" to "balance the budget"), and real wages stagnated, further growth could only be accomplished by piling on private debt, which grew to astounding heights by the mid-2000s. These debts are liabilities for the borrowers, but assets for the holders, and so the huge increase in debt meant huge increases in financial wealth for the top 1%, and all this money needs to be managed, hence Minsky's term "money-manager capitalism." Important changes were also happening to the way financial institutions were operating. The mid-century bank business model consisted of issuing deposits (bank money) in order to finance purchase of mortgage notes from borrowers, which the bank would then hold and collect the interest income. But to evade regulations, compete with shadow banks, and avoid a potential adverse change in the interest rate, banks shifted to a new much more fragile business model. In the new model, banks would make loans with the intent to package them into securities and sell them as quickly as possible, and as a result, the bank didn't care very much whether you could pay back the loan, and didn't bother to find out (which is sort of the whole point of having banks). Other institutions would then issue short-term or even overnight debt to yet other financial institutions, in order to finance their purchase of these packages of mortgages. These mortgage-backed securities would then be carved into sections and sold to yet other financial institutions. As a result of all of this, debt between financial institutions rocketed upward. All of this private debt makes the system increasingly fragile, leading to what Minsky called "Ponzi finance." If you are dependent on your income to be able to make your debt payments, then an unexpected fall in income could force you to default. If your creditors were counting on your debt payments to be able to make their own debt payments, then now they are forced to default as well. And so on. The result is a ripple of contagion, leading to bankruptcies, fire-sales of assets, and possibly bank runs. As financial institutions stop lending or even close down, normal business investment falls, and the result on Main Street is unemployment and people losing their homes. PATHWAY TO LAUNCH - We do know from a number of Nintendo employees and executives that the Nintendo NX is going to be unlike anything Nintendo has introduced to the market. They want to distance themselves from past hardware in order to make an impact on the gaming industry, as well as grab a lot of attention. However, Nintendo is known for taking risks. They introduced "Motion Controls" with the Wii and a "Game-pad" for the Wii U. Judging from leaked information regarding newly patented Nintendo products, this trend will likely continue. A "Free-Form Display Controller" integrates a touch-screen on the face of your controller and the newly designed "Game-pad" is rumored to have some pretty fascinating capabilities. NEEDS TO SUCCEED - The first thing the Nintendo NX must have is a well-known/popular franchise launch title. According to Japanese-based consulting firm CEO Dr. Serkan Toto, the Nintendo NX will be launching with a brand new Super Smash Brothers. This is important because it gives long-time fans the incentive to experience Nintendo again. It also sets up a rather quick fan base, which is important in terms of marketing. The second thing Nintendo needs for success is a low price-point. The NX has to be the cheapest console on the market is order to make any form of sales impact. This is because Xbox and PlayStation already have tested/proven consoles on market with an abundance of great games. You have to give more incentive to consumers in order to convince them to purchase a Nintendo NX over it's competitors. A low price point will do just that. I predict that Nintendo will reveal their new console at E3 2016 and will have it available to purchase by the Holiday season. If you expect to use your card to get cash advances, you will want to look for a one that carries a lower APR and lower fees on cash advances. Some charge a higher APR for cash advances than for purchases. These are steps to take when deciding on a credit card, but your actual breadth of options depends in great part on your credit history. Once you have decided which card is best suited for your needs, it is time to do a comparison shopping; more like when you are looking for a mortgage or a car loan. Here are some tips that should help you get started: 1. Do some research - There are plenty of places, both online and offline, where you can read about credit card offers and even get their ratings, but since rates and plans change so often, it's a good idea to call the institutions you are interested in to confirm the information and to see if there are other plans that might work for you. A reliable and non-commercial resource is the Federal Reserve Board. Also, the non-profit consumer credit organization U.S. Citizens for Fair Credit Card Terms offers credit card ratings from its research. 2. Make a list - Make a list of credit card features that fit your financial needs and rank the features according to how you plan to use the card and pay your monthly bill. 3. Review the plans - Review all of the information you have gathered on different plans. Pay special attention to the APR; you want a low rate, but not necessarily the lowest. This is because, depending on your lifestyle and payment habits, you might benefit more from a card that offers cash rebates, discounts or frequent-flier miles. 4. Check out credit unions - Look into the possibility of joining a credit union. Credit unions are non-profit, and they have lower overhead so they can charge lower interest rates. 5. Compare plans - If you already have a credit card, be sure that you're making a good move before you swap cards. If you are a current cardholder and have a good credit rating, see if the institution that issued your card will lower your current rate. Don't be afraid to negotiate! Now here are some benefits of your low interest credit card: With your low interest credit card on hand you can: 1. Get Rid of your Debt - You can transfer balances from one card to another to take advantage of low introductory rates. This a very common practice among U.S. credit card holders. Low introductory rates can be very helpful in your quest to become free of credit card debt. You should look for one that offer a low intro rate, and transfer the balance from your previous credit card to that new card. Before you take this step, however, make sure that, after the intro rate has expired, the new card offers the same (or lower) interest rate as your current card. Often times, credit card companies offer a low "introductory" rate that will give you a low interest rate on a credit card for only a short period of time; usually 6 months. After that time the low introductory rate goes up to a higher fixed interest rate. The low introductory interest rates sometimes appear really good, but might actually cost you in the end. If you are planning to pay off the balance before the introductory rate expires, then credit cards with a low introductory APR or low interest rate can actually save you money. However, if you plan to own a credit card for an extended period of time then a fixed low interest rate card might be right for you. With a fixed low APR credit card you know what your interest rate will be. 2. Fund some or all of that new or used car - Using a low interest credit card for this purpose could potentially be a less expensive alternative to the auto financing offered by the dealer. Since a credit card loan is unsecured, your car would not be in danger of repossession down the road if you hit a rough patch financially and had trouble paying back the debt (although your credit would still be damaged). With financing from the bank, monthly payments are fixed for the loan term. But using a card to buy a car means you have the option of simply paying the minimum monthly payment, if need be, whereas not paying the bank loan in full could result in a hit to your credit history. Paternity Tests Mandatory for Defrauded Men Marc Rudov Any fan of daytime television can attest for the countless amount of men taking a DNA test to prove or disprove their fatherhood. Maury, Jerry Springer and similar shows rely heavily on the drama that ensues before and after the results of a Paternity test. Looking passed the obvious glorifying of these ghetto targeted television programs, every once and a while, some serious questions must be asked, including those involving the paternity test and men's rights issues. 40% of children are born out of wedlock in the modern United States and more than 30% of those children are likely to be raised by fathers that are victims of paternity fraud. Cases of illegitimate children being raised by non-biological fathers are on the rise, yet the government has yet to do anything about it; a men's rights movement issue if I've ever seen one. In this day and age, couples are considered legally married simply for living together for as little as three months. Legally, if a man were to move in with his partner, by the fourth month, after the relationship has ended, the woman is now entitled to alimony payments. Along with this horrific truth, child support payments for children that were never legitimized must be paid. This is the painful truth of what some have dubbed “The Gyno-Judicial System” has sprouted due to the obvious entitlement of gold digging woman whose biological partners lack the ability to provide for their children. Along with the destruction of men’s rights , comes the rise of men who refuse to get too involved with woman in fear of taking on responsibility for the average gold digger and perhaps even their children. This system is designed to destroy men’s lives. When we put together the lack of rights that men have with not only parenting but during domestic disputes and the countless other situations, we find an ever growing population of men that have simply had enough. As a result more and more men are watching red pill psychology and red pill philosophy videos and turning to the growing mgtow revolution. Obviously, not every woman can be classified as a gold digger, but it is clear that the decent women out there will pay the price for the mistakes of the guilty. “Where have all the good men gone?” Woman ask? They are hiding in their homes, disconnected from a society that automatically holds them accountable for everyone else’s actions; a population that views them as pedophiles if they even acknowledge a child in public; rapists if they dare come on to a woman. So it is no surprise that a mandatory paternity test is being ignored by every state in America and every province in Canada. But the people are the deciding figure and the mgtow movement is gaining some serious traction. The very idea of a mandatory paternity test will hold less successful biological fathers responsible for their children, taking away the option for the average gold digger to seek out the bigger, better deal. And the last thing the Gyno-Judicial System wants is for woman to have less rights, no matter how many right it may take away from the men of society. This writer, personally believes that ALL births should come with a mandatory paternity test and leave it up to the father of the child to decide whether or not he wants to see the results. This would require very little, considering the amount of blood tests that are performed on newborns to ensure their general health. Some paternity tests only require a swab on the inner cheek and a quick look into a microscope. So what aren’t we doing this? So do you agree with mandatory paternity testing ? This episode of THUGGED OUT THURSDAY discusses PS4 Predictions and Announcements for 2016. I cover three separate categories that include: Money Makers, Game Delays, and Announcements for the year. I analyze each subject in great detail. -MONEY MAKERS- (Uncharted 4: A Thieves End) - Due to the history of sales for this franchise, PlayStation 4's continued success will most likely result in large profits. After a number of gameplay demos, trailers, and delays, the hype surrounding this game could not be any higher. (Street Fighter 5) - I think this game with enjoy a large amount of sales at launch but will most likely fall short of expectations in terms of critic reviews. The developers behind Street Fighter 5 have revealed that there will be a major game update a few months after the release that will include a number of additional cut scenes for the Story Mode and extra characters that players can unlock by simply playing the game. My prediction is that this Post-Launch content only exists due to the game being rushed to release early. Launching an unfinished game is a major subject of ridicule in today's gaming culture. (No Man's Sky) - This Open-Universe Survival RPG is attempting to do something no other game has ever done before. Supposedly, the No Man's Sky universe is forever expanding. Players explore the universe, discovering new planets and species to study. By gathering minerals and other collectables, players can level up and share information with friends. The developers being the game have stated that there is an infinite amount of content due to the game containing millions of planets. It remains to be seen how accurate these statements are so we'll have to see how the game performs at launch. -GAME DELAYS- (The Last Guardian) - Making its original debut at E3 2009, The Last Guardian has struggled to remain in the spotlight. From the demo revealed at E3 2015, it seems as if the game is far from being released. I predict that the demo itself simply acted as a publicity stunt in order to promote further excitement around the PlayStation brand. It will be pushed back to 2017 in order to release within a far less crowded line up of games. (Final Fantasy) - From a publisher's perspective, releasing two installments of the same franchise side-by-side doesn't make much sense. In order to make as much profit as possible, I think PlayStation will push for Final Fantasy 7 (Remake) to be released much earlier than Final Fantasy 15 in order to take advantage of their "Timed Exclusivity." This would then cause Final Fantasy 15 to be delayed until 2017. (Horizon: Zero Dawn) - This Third-Person action adventure game was revealed at E3 2015. The female lead character appears to be exploring a world made up of mechanical animals and beautiful wilderness. Unfortunately however, excitement for this game began to diminish due to the lack of marketing for it. This is most likely caused by set backs in development that will force the game to be delayed until 2017. -BIG ANNOUNCEMENT- (PlayStation VR) - I am predicting that Sony will reveal the release date and price for the PlayStation VR at E3 2016. Continuing their trend of price cutting the competition, it will be released for $499. Similar to the launch of the Xbox One, Sony knows that Oculus Rift is releasing their headset for $599. Cutting the price by $100 might just win them more market share. I also think they will be releasing it for the Holiday season in order to compete with the Xbox One Slim console (See Xbox Predictions Video for more details). The PlayStation VR will act as the hardware competition against Microsoft. Finances and Intentionality in a Home Purchase: An Interview with Michael Palazzolo

I sat down to talk with Michael about some of the insights he has gained, particularly in his work helping people just before the housing crash. Many of these people found that they were having difficulty making their mortgage payments because of purchasing a home that was too much of a stretch for them. Prices dropped abruptly, leaving many homeowners underwater. They had to decide to either “tough it out” or short-sell. Those who “toughed it out” had to do so for a very long time. Housing prices are just barely starting to return to 2006 levels ten years later. In discussing this chain of events, Michael referenced a book called Guide to Money Happiness, stating that “debts are hard, assets are soft.” Once you get into debt, it is extremely hard to get help navigating your way out of it. I asked Michael what advice he would give to families and couples to avoid this situation. How much should they spend on a house? He advises that anyone purchasing a home needs to consider what their situation is going to be 3-5 years from now. Factor in any future changes in income because of the birth of children or one person leaving the workforce. Then he suggests a common-sense step-by-step process for creating a workable budget, beginning with the things you have to pay. He advises including about 10% of your income in these expenses as retirement savings. “Whatever is left,” he says, “accommodates the mortgage, and everything else.” Once you know what you want to pay for a house, you can give agents the price range you’re seeking, instead of the amount the bank says you can borrow. The traditional home buying process is problematic because most home buyers assume that the amount of money authorized by the bank is a reasonable amount for them to borrow. But this amount depends solely on the bank’s expectation of being repaid. It has nothing to do with lifestyle choices and does not take any other expenses into account. This problem is exacerbated when agents show home buyers properties that are not within a reasonable price range. It’s hard to be content with a home that costs $1000 a month after seeing a home that costs more. Accepting less can be very disappointing. Michael admits that this is difficult; however, if home buyers can’t afford the house they want, it’s better to find out sooner than later. He encourages them to look at the big picture of their entire life; a big house isn’t everything. There are many key components to a smart home purchase that are often overlooked. Some of these components are community, amenities, and travel time. Neighborhoods can play a crucial role in the life of a family. Proximity to children, schools, and other couples are important to consider. The ability to easily access downtown amenities, as well as the amount of travel time to work, school, family, and friends all should factor into the decision. Now that there more options for schooling, commuting time to school has become just as important as the commute to work. The creation of opportunities for your children is a significant commitment that needs to be considered. Michael remarked that incompatible priorities in relationships can often have a profound and long-term impact when it comes to home choice. An older spouse in a second marriage may take on a huge mortgage to keep a younger spouse happy. Parents may help their adult children with a home purchase, a decision which has long-term implications for their own future and retirement. Candid conversation is key to ironing out these differing priorities. Without such conversations, homebuyers can find themselves making a lifestyle choice “by default” as these choices end up being made for them by circumstance. I asked Michael about the common perception of a house as an “investment.” In his opinion, a house should be considered an asset rather than an investment. The equity will not really benefit you unless you sell it. Thus, a house cannot be considered an investment if you are living in it. We also talked about changing attitudes to home buying. People do not stay in their homes for as long as they used to, and often equity is used as a “Band-Aid” for budgeting problems. Equity should be used cautiously and intentionally; it shouldn’t be your only asset, because this is not diversified enough to protect you in the event of downturn. If you are not able to nurture any other investments, it’s best to downsize your ambition in terms of a home purchase and save the money to invest in a 401k or financial portfolio. In closing, Michael tells prospective home buyers to “enjoy the process.” Buying a home is an exciting and happy event. Take a step back from the pressures and the expectations, and keep your emotions in check so you can make the best choices for your life as a whole.

ICON Annual Summit, Korean BBQ, and Nucleus Vision | Diary of a Made Man #007

In this episode, I travel to Seoul, South Korea for the ICON Annual Summit. As most of you know by now, ICON changed my life. It was my most profitable investment in 2017, dollar wise. I was excited for the opportunity to attend the event, meet all the people involved in ICON as well as fellow investors that also had their lives transformed by ICON's returns in 2017. We start things off by meeting up with our Crypto Family in Seoul. They take us to one of the best Korean BBQ restaurants in the city, to have our official Crypto Family Dinner. I get a chance to meet some members of my Patreon and thank them for their support over the last one year. I get surprised with a gift from one of my Patreon members, that brings me joy. The next day we head to the ICON VIP Dinner. We reunite with lots of familiar faces from past episodes and celebrate over dinner and champagne. ICON put together a great dinner, and we had an opportunity to speak with some of the upcoming DAPPs on the ICON platform. The best part for me was being able to speak with the entire ICON team and share joy in each other's success. Up next was the ICON Genesis Event. This was held at one of the tallest buildings in the world. The view was magnificent, making us realize the magnitude of the moment we were in. Before the event I get a chance to connect with Abhi Pitti, CEO of Nucleus Vision, before his presentation as one of the DAPPs for ICON. This was the big news that shocked me in Korea, and learning of the technical partnership between the two, was exciting. I team up with Nucleus Vision, a blockchain startup I'm advising, to host an event in Seoul, for the crypto community. The Nucleus Vision team delivered, and put together a great event in a short amount of time. I enjoyed escaping the markets and discussing crypto with my community face to face. It was great connecting with other influencers in Korea, such as Sean Lee, and Korean exchanges. These are the kind of relationships that inspire me to travel the world to create. Should you lock in your variable rate mortgage?

**Link to blog: https://ryanzupan.com/lock-variable-rate-mortgage/ ** Today we're going to talk about variable rate mortgages & whether you should lock in. Earlier this week I put out a blog which dove into fixed versus variable & outlined some of the key factors which could impact rates one way or another. We also looked at what history suggests is the best strategy, so for anyone who wants to take a bigger bite out of this, I'll link to that in the show notes below but this video is going to build off that & give some practical questions to ask yourself if you're debating whether to lock in your variable. When ppl talk about fixed vs variable, you'll often hear them saying a fixed rate mortgage is for the risk averse, as you know exactly what your payments are going to be for the length of your term. In reality, though, the biggest downside of a fixed rate mortgage is the penalty. If you break the term, which happens to the vast majority of borrowers, there is a penalty attached & on the fixed rate side the penalties have the potential to be much much much higher than with a variable. Given that most ppl end up breaking their term & paying that penalty, taking a fixed rate comes with more downside risk than a variable & when you consider that the variable has outperformed the longer term fixed rates close to 90% of the time, the variable actually seems to have much less risk than a fixed. If you're in a variable currently, keep this in mind. The decision of whether to lock in should weight the probability of potentially breaking the mortgage just as heavily, if not more heavily, than concerns of rising rates. Moving on, if you're 10000% certain you will not be breaking your mortgage & therefore are not concerned with penalty risk, the question of locking in really boils down to your own piece of mind. If talk of rates rising keeps you up at night, or if your budget is tight & increases to your payment are going to but strain on your finances, then the first thing you want to do is contact your lender & ask what your options are to lock in. Compare the difference in payment & see what your buffer is - how many Bank of Canada increases would it take before that variable catches up to the fixed? If one increase is going to bring you to par, then that decision is going to be easier than if it would take 3 increases. Compare the risk & reward. Think of it as an insurance policy against rates really taking off. With all this said, I'd like to again point out that history suggest locking in a variable isn't a great idea from an overall cost of mortgage perspective. You're better off just riding it out.
